Three superbly converted adjoining barn conversions, all with their own hot tub - Reindeer Cottage, Christmas Cottage and Stable Cottage - making full use of the beautiful beams and studwork of the original building. Red House Barns makes for an ideal retreat for a large family and friends get-together...a perfect place to get away from it all.

Grounds

Set amidst farmland close to the Suffolk coast, Red House Barns are centred around a large communal lawn, perfect for spending lazy summer days in the sun. French doors lead from each sitting room to a sunny terrace area with tables and chairs and your own individual hot tub.

Everything is laid on for you. There is a large games room with table tennis, table football and a large screen TV where all 10 of you can watch a movie together. There is a large dining table and chairs, great for Christmas lunch. Beyond the games room is a further grassed area with trampoline and loads of space for ball games and barbecues. Holiday makers are more than welcome to pitch a tent in the grounds.

Set at the end of a farm track, the barns are ideally situated for families with kids – there are no main roads for a long way!

Families and friends who are looking for a peaceful base close to the Suffolk Coast. Those looking to explore the area by bike (there is a bike storage area by the games room)or on foot. Red House Barns are perfectly situated in the heart of the Suffolk Coast and Heaths Area of Outstanding Natural Beauty.

It’s an easy ten minute drive to the pretty seaside towns of Aldeburgh and Thorpeness so beach-lovers will be in their element.

Rates

£1383 - £1854 per week, depending on the season.

Big House minimum hire

Three nights; except in high season when it is a week. Changeover is usually a Friday.

Self catering eating and drinking

Grocery deliveries are available and there is a great selection of catering options for your stay at Red House Barns. There are loads of farm shops scattered across the Suffolk countryside, but the closest to Red House Barns are: Railway Farm Shop in Benhall, and Friday Street Farm Shop, Farnham. Both stock a mouth-watering selection of locally grown fresh fruit and vegetables, along with tempting fresh cakes, breads, cheeses and free-range meats. And of course with Aldeburgh so close, you won’t be able to resist the tempting award-winning fish and chips...eat them straight from the paper whilst watching the waves on Aldeburgh beach. You may put on a few pounds this holiday!

Eating and drinking out

Using their own chickens, herbs, honey, rare-breed pigs, sheep, and locally shot game, The Golden Key is a fantastic place to enjoy an evening meal, or a simple lunchtime snack.

The Crown Inn, Snape 01728 688324

Another great pub that uses its own home-reared produce including quails, geese, chickens, ducks, turkeys, lamb, and rare breed pigs. All their fish is bought directly from Orford fishermen. A fantastic menu.

The Old Chequers, Friston 01728 688818

A cosy, welcoming pub that serves good Suffolk ales and home-cooked meals using local produce.

White Lion, Aldeburgh 01728 452720

The White Lion Hotel enjoys fantastic views of the sea, and is a great place to enjoy a good meal. The menus are fresh and inspired, using produce sourced from the land and sea close to Aldeburgh. Fish and seafood are both specialities, as well as traditional favourites such as braised oxtail or devilled lambs kidneys.

With its relaxed, informal dining room and patio heaters which allow you to eat al fresco after the sun has set, The Brudenell Hotel is a great place for a special holiday meal. Suffolk has the reputation of being the country’s richest producer of healthy, locally-grown organic food and the head chef plays homage to this with his firm ethos of using sustainably and ethically sourced local produce. Family Holidays

All hardware such as highchair and travelcot are supplied at Red House Barns for your use. The large lawn is perfect for kids to stomp about on, and they’ll love the farm reindeer which are stabled nearby. And let’s not forget the games room...you’ll hardly see the kids this holiday!

All three properties include TV, CD player, DVD player and wifi access.

Don’t forget beach towels, and a torch if you’re arriving in the dark. Carrots for the reindeer!

• Christmas Cottage
• The ground floor has an open plan sitting room and dining room, the Kitchen is separate behind the dining area. Coffee table, TV with DVD and WiFi. Two leather sofas to sit back and enjoy the wood burning stove.
• The dining area has a table and four dining chairs
• The kitchen is fully fitted with slate work surfaces, electric cooker with double oven and ceramic hob, washing machine, dishwasher, microwave, door to large larder with fridge and freezer
• There is a ground floor cloakroom with wash basin and w.c.
• A straight wooden staircase leads to the first floor landing, but does have a stairgate
• The bathroom has a corner shower, separate bath, wash basin and w.c.
• Double bedroom with king sized Hypnos bed, bedside cabinets and lamps, and wardrobe with drawers and mirror
• The twin bedroom has two 3ft Hypnos single beds with bedside chest, chest of drawers. Hooks and hangers.
• A rigid cot is provided in Christmas Cottage
• French doors open from the sitting room directly on to a paved terrace with garden table and chairs, and parasol and your own private hot tub
• There is a large communal garden beyond, mainly laid to lawn with mature trees and shrubs

• Reindeer Cottage
• The ground floor is open plan with a sitting room area with wood burning stove, coffee table, TV with DVD, WiFi and two leather sofas
• The dining area has a table and four dining chairs

• All accommodation is on the ground floor
• A slope with handrail leads to the front door
• Entrance hall with brick floor leads to the living room
• The living room is open plan with dining table and four chairs, sofa and log burning stove, TV and DVD
• There is a kitchen area with electric cooker with double oven and ceramic hob, fridge with freezer compartment, washing machine, dishwasher, microwave and toaster, stainless steel sink and drainer
• The bathroom is adapted for wheelchair access and includes a wet room shower with chair and hand rails, a bath, w.c. with rail to help wheelchair users, washbasin
• The ground floor bedroom has two full sized single Hypnos beds (which can be zipped together to create a Super King , but please request this at the time of booking), bedside cabinet with light, wardrobe with full length hanging space and drawers, chair
• French doors from the sitting room lead to the terrace, where you will find table and chairs, and a private hot tub

• Outside
• The three barns share use of a large games room with table tennis and table football, large TV screen and communal dining for 10, with accessibility for wheelchair users (Stable Cottage has accommodation for the disabled)
• Outside the games room is a covered area with storage room for bikes, boots and outdoor wear. There is a tumble dryer, ironing board and iron and travel cot.
• There is a large shower room with corner shower, w.c. (with adaptation for the disabled and wheelchair users) and wash basin
• Each property has its own hot tub
