The property will suit a large family or group of friends and is extremely adaptable. Rented as one property, it sleeps 16 comfortably. Alternatively it makes a really spacious property for up to 10 using the ground floor and first floor bedrooms (contact us for prices).

The second floor is totally self contained and can be accessed via an outside staircase as well as from within the main house. Sleeping six comfortably it has a large bedroom, large bed/sitting room, kitchen and shower room.

This delightful Victorian villa was originally built as a rather smart prep school and later converted into a family home in the days when families were large, holidays were long and a large entourage of servants a given. With a large partly-walled garden this beautifully modernised house has been completely refurbished to an extremely high standard with holidays most definitely in mind.

With stripped wood floors, a large open plan sitting room with full height folding doors to another spacious living room makes the house ideal for a group of friends or families with children.

Children will enjoy the lovely garden and they merely have to cross a track to enjoy the pleasures of a large park with children's swings, slides and tennis courts.

Just a short walk down the hill takes you to the High Street, the boating lake and of course the beach.

Aldeburgh, a favourite seaside escape for artists, musicians and families yearning for those special holiday breaks of yesteryear, is a pretty Victorian coastal resort. The inspiration for much of Benjamin Britten's music and centre for his creation - The Aldeburgh Festival - the little town still plays host to concerts, film, theatre and poetry festivals. In the heart of the Area of Outstanding Natural Beauty, Aldeburgh is an ideal location for bird watchers, walkers and of course sailors. The estuary, marshes and shingle banks are home to a wide variety of wildlife and there are sailing and yacht clubs at nearby Slaughden as well as the famous Aldeburgh and Thorpeness heathland golf courses just a few minutes drive from Aldeburgh High Street.

    • The front door leads to the spacious entrance lobby from which you can reach
    • A large cloakroom with hooks and plenty of space for boots, shoes, buckets and spades
    • A large cloakroom leads to the wet room shower room, separate w.c. and wash basin
    • Large hall with bench seat, easy chair, table and lamp entrance to

    • Large and elegant folding doors can be opened through to the second sitting room with more sofas and armchairs, open fire, TV and DVD, occasional tables and lamps, books and games
    • The sitting room opens onto a large, luxury kitchen where there is a dining table and chairs for 8, a central island with breakfast bar and stools and loads of storage cupboards. There is a large range cooker, dishwasher, double sink, American fridge freezer with ice maker, and microwave. Food processor.
    • A door from the hall leads through to the laundry room where there is a butler sink, washing machine, tumble dryer, iron and ironing board and again, loads of storage shelves
    • There is a second cloakroom and a large area with hooks and boot space

  • First Floor
    • A lovely Edwardian staircase leads to the first floor
    • Bedroom 1 - an L shaped room with full sized bunk beds and a wooden cot, hanging space, wonderful views over the estuary
    • Bedroom 2 - A large room with double bed and set of full size bunks, wardrobe and a shelved cupboard with hanging space, a wardrobe with hanging space and drawers
    • Bathroom with bath, wash basin, w c and heated towel rail
    • Bedroom 3 - A large double bedded room with bedside tables and lamps, two fitted cupboards, windows and french doors with wonderful estuary views
    • Bedroom 4 - Large twin bedroom with bedside tables, fitted cupboards and views over the garden.
    • Shower room with double shower, large heated towel rail, large cupboard, wash basin and w.c.
  • Stairs to Second Floor
    • The second floor is accessible from stairs from the first floor and an exterior staircase and can be totally self contained
    • Bedroom 5 - with double bed, a set of full sized bunks, bedside tables and lamps, fitted cupboards and wonderful estuary views
    • Bathroom with bath and shower attachment, wash basin and w.c., towel rail
    • Kitchen with electric hob, fitted cupboards, sink, fridge etc
    • Large bedroom with sitting area with double bed, and two single sofa beds, occasional tables, TV and DVD (for DVDs only - limited TV reception)
  • Garden
    • French doors lead out to a terrace with garden tables, seating and BBQ, beyond which is a large walled garden with mature shrubs and trees and large areas of grass
    • Parking for two to three cars in the drive; there is also parking on the private road outside
    • There is plenty of room for bikes etc
  • Services
    • Central heating, bed linen and towels are provided (please bring beach towels)
    • In consideration of other visitors please do not smoke in the house
    • A Good Housekeeping Deposit of £250 is required with the full or final payment. This deposit is refundable as long as Booking Conditions are met

    • A travel cot as well as a fixed cot is available - please bring own bed linen for both
