10 The Whinlands enjoys the best of both worlds; in the heart of Thorpeness, an Arts and Crafts designed seaside village, close to Aldeburgh on the Suffolk Heritage coast, the house is well positioned for the beach (a path leads from the backgarden to the beach), the village shop and the Dolphin pub.

In the centre of the village is the Meare, a wildlife rich lake, with rowing boats and punts for hire. Thorpeness also has a country club with tennis courts, golf course, attractive pub and an excellent village shop and new restaurant, The Thorpeness Brasserie & Emporium.

Just a short walk along a seaside footpath will take you to Aldeburgh, home of the Aldeburgh Festival and the Freud Summer Theatre, where there are several excellent restaurants, pubs and lovely shops, as well as a fascinating museum, boating lake, sailing and yacht club. RSPB Minsmere, Dunwich and Southwold are all within a short drive.

• The large sitting room has stripped wood floors throughout and has been divided into two discrete areas, one with an open fire, sofas and easy chairs, coffee table and lamps
• A family area with sofas, TV/DVD, coffee tables, books and games, stereo and CD player
• The kitchen is fully fitted with double bowl sink, range cooker (ceramic hob, 2 ovens and a grill) with extractor, wine rack, dishwasher, microwave, fridge, freezer, washing machine and tumble dryer.
• The dining room has a large table and chairs for 10 people.
• There is a large bathroom with a large bath, overhead shower, wash basin and w.c., heated towel rail
• There is a rear hall from which there is access to the garden

• A door leads to a staircase to the master bedroom with kingsize bed, bedside tables and lamps, chest of drawers, ensuite wash basin and w.c. Free standing roll top bath with hand held shower attachment

• There are gardens to the front and the rear of the property, both laid to lawn with attractive shrub beds and trees.
• The rear garden has a large terrace with table and chairs and a BBQ.
• There is a private shared path from the rear garden to the beach
• Parking is on the road opposite
