Both the 17th century farmhouse and its neighbouring barn have been completely refurbished to provide a real rural retreat for up to three families or a group of friends. A great setting in which to introduce children to the joys of the countryside, there are chickens to feed, a couple of delightful ponds (both fully fenced and gated)where older children can row the boat or fish. Swings, climbing frame, table tennis and table football, a tennis court (open summer 2009) and even a plunge pool and bikes will ensure that the children are happily occupied even if you simply want to laze around the farm.

With a large terrace and separate decking area for al fresco dining and sunbathing and a large garden with access to walks which take you across the fields to Bredfield and beyond you may not wish to travel too far from Partridge Farm.

For those wishing to explore the area there is much to see. Woodbridge is an ancient and very beautiful market town beside the River Deben where there is an old Tide Mill (well worth a visit). From here you can see Sutton Hoo (burial ground of a Saxon King).

The coast at Bawdsey can be reached in about 20 minutes and Orford, Aldeburgh and Soutwold are all near by.

• Beyond the kitchen is a boot room, again with more cupboards and additional kitchen utensils including a fondu set and picnic set.. There are loads of coat hooks and storage space for boots, shoes and sailing equipment.

• There are about one acre of grounds with the property, including a large garden, mainly laid to lawn with mature trees, a paved and sheltered terrace with table and chairs and gas barbecue.
• There is a large pond which is fenced and gated. A second fenced pond on the other side of the drive is equipped with a rowing boat, which visitors can use (children should be supervised at all times).
• The owners of Partridge Farm live in an adjacent barn. The tennis court, plunge pool, table football, table tennis, and bikes are available by request. There is also ample space for storage of visitors bicycles.

• Central heating thoughout. There is a limited supply of logs for the three log fires
• Bed linen and towels are provided. Please bring your own beach and swimming towels.

• There is a cot and travel cot available - please bring all bedding for the cots. There is one high chair.
• Internet is available in the house - please bring your own laptop. SKY is available in the main house
