Hall Farm is well situated for visiting Bury St Edmunds and Norwich as well as such lovely coastal villages as Aldeburgh, Southwold and Orford.
Otley itself is a friendly village with some attractive Suffolk houses including Otley Hall, a Grade 1 listed moated manor house, well worth visiting. The local pub sells excellent food as well as fine Suffolk beers, whilst the village shop appears to stock almost everything you are likely to need.
A lovely area to explore, there are several delightful walks from the house as well as opportunities for cycling along quiet country lanes. For the more energetic there are two excellent golf courses and two riding stables close by. Summer or winter Hall Farm Cottage provides wonderful accommodation for family get togethers or a group of friends. The large beamed dining room has a wood burning stove, making it great for winter dinners and the grand piano in the drawing room is ideal for the musicians amongst us. In summer you might prefer a walk across the fields to the pub before relaxing on the terrace and enjoying a moonlit meal overlooking the lovely garden, pond and meadow beyond.
Ground Floor - The front door opens into a lobby where the cottage’s old bread ovens have now been converted to provide neat storage. There are coat hooks and a door to the cloakroom with w.c. and washbasin.
- A further door leads into the brick floored and heavily beamed sitting room. Leather sofas and chairs and a fascinating open fire set into the wall, stereo system, tables and lamps all go to create a lovely room in which to relax and unwind.
- Drawing Room: A large and comfortable room with three large sofas, coffee tables, books, a grand boudoir piano and a large plasma screen television make this a great room for entertaining or simply relaxing with the family. French doors lead from the drawing room to the garden
- The heavily beamed dining room has a large log burning stove set in an inglenook fireplace, table and chairs, glass cabinet, dresser and serving table, heated trolley and lots of lamps. A lovely room for a relaxing dinner. With windows to the front and rear of the house this is a light and airy room.
- Well equipped for cooking for the whole family, this farm house kitchen has an AGA cooker, microwave, dishwasher and built in fridge. Please note the AGA is the only cooker. Next to the kitchen is a good sized utility room with washing machine, tumble dryer, sink, larder fridge and additional storage.
- The breakfast room opens out from the kitchen, with dresser, large pine table and 8 chairs, stereo system, views over the rear garden and the pond.
- The Conservatory With a small table and chairs, loads of books and double doors opening onto the garden; this is a great room for a quiet coffee or to read a book.
- Bedroom 6 Ideal for a couple or older relatives, the ground floor bedroom has twin beds, bedside table and lamp, chest of drawers and hanging space.
- There is a ground floor bathroom with bath and overhead shower, wash basin and w.c. .

First Floor - Two staircases lead to the first floor where there is a Master bedroom with ensuite bathroom and four other bedrooms and a family bathroom
- The master bedroom has a king sized double bed and bedside tables, easy chairs and sofa, loads of hanging space and drawers in a series of built in cupboards, TV and video.
- The en suite bathroom to the master bedroom has a rounded bath with shower, wash basin and w.c.
- Bedroom 2 A large room with double bed and bedside tables, the room has a vaulted ceiling, an old brick chimney breast and built in hanging cupboard, and windows to the front and rear of the house.
- Bedroom 3 You do have to climb over a low beam to reach this lovely twin bedroom so not ideal for the infirm. Twin beds and eaves window, the room has a chest of drawers and hanging hooks.
- Bedroom 4 Polished wooden floors, beams and a pretty eaves window, this twin bedroom has a chest of drawers, hanging hooks, bedside table, lamps and books.
- Bedroom 5 Another beamed room with sloping ceilings, double bed with bedside tables, chest of drawers, hanging rail, chair and lamps.

Outside - A traditional five bar gate opens onto the drive where there is a cart lodge for two cars and parking for a further three cars.
- There is a mature shrub and lawned garden to the front of the cottage while at the rear there are further gardens with a large pond (unfenced and with potentially slippery sides so care should be taken if you are bringing young children) with a bridge leading over to the meadow beyond.
- Garden furniture including table and chairs are provided

Services - Bed linen and towels are provided, but please bring your own beach towels
- Central heating, lighting and a provision of logs are included
- In consideration of other visitors, please smoke outside the house only.
- This is a thatched property and therefore particular care should be taken with fires.
- Please ensure barbecues are kept well away from the house and that all flames are extinguished before equipment is left unattended.
- Wifi broadband access - bring your own laptop or use the computer in the house
- Both Catering and Activities can be arranged at or from your Big House Holiday property
