We had an absolutely brilliant stay – a family get-together for 30th and 60th birthdays, children plus grandchildren! Southwold itself and the excellent weather was a bonus. GROUNDS Reached through a gated private passageway from the street which opens onto the courtyard garden where there is a bbq and seating.Space for bikes, beach games etc.

ALSO Really generous sitting room, lots of space for all the family to relax, views of the sea. Well designed, fun kitchen opens onto to dining room - great for board games etc.

USEFUL INFORMATION

A really adaptable property. Works brilliantly for traditional beach holidays - you can run back and forth to the beach in seconds as well as for family reunions and small celebrations. Everything you might need can be reached on foot.

Bistro opposite where you can buy great hot chocolate, coffee etc and just a few yards from what is reputed to be the best pub in Southwold (it is far enough away not to disturb if you want an early night). Southwold has a wonderful old fashioned pier with great penny slot machines - loved by all ages!

PROVIDED Bed linen and towels for the house

PACKING TIPS Walking boots, bikes, binoculars, buckets and spades and beach towels. Crabbing lines can be bought in Southwold - you can even enter the World Crabbing Championships in Walberswick (get that on your CV)

ALSO WORTH KNOWING Southwold is the home of Adnams so you will be well served with Adnams products (they don't simply sell beers these days). It also happens to be an extremely attractive town with fascinating buildings from Tudor to Arts and Crafts. There are two excellent museums, a lighthouse, the Pier and wonderful greens to explore. The beach huts are world famous. Fresh fish and some excellent local produce is available from the many specialist shops along the High Street.

Walk for just a couple of minutes and you will be on beautiful heathland or out on the salt marshes of the Blyth Estuary. You can take a foot ferry or cross the bridge to Walberswick. You will see some fantastic wildlife on your way. A wonderful place for holidays at any time of year!

  • Ground Floor
    • The entrance to Walton House is through a light and comfortable conservatory. With coffee tables and chairs, an ideal room for reading, afternoon tea or a quiet drink before barbecuing in the garden. The conservatory leads to a hall with coat hooks and plenty of space for boots and shoes.
    • A wide corridor with plenty of space for outdoor wear etc leads to the stairs
  • First Floor
    • The focal point of the spacious drawing room is the Victorian fireplace with antique over mantel mirror. A large bay window overlooks the street with views towards the sea. Carpeted with rugs there is a very large sofa, armchairs, occasional tables and lamps, a TV and DVD and CD player, some games, this is a lovely room for all the family.
    • The kitchen is a large, light and airy room with loads of cupboard and worktop space for even the most earnest cook. Washing machine, dishwasher, hob, built-in oven and large fridge-freezer, the finishing touch is achieved with the lovely Welsh dresser.
    • With its blue decor and bright dinner service, the dining room is very much a seaside room. The dining room is dominated by its stripped pine farmhouse table. Bench seats surround it on three sides with traditional wooden chairs on the fourth side, plenty of room for ten or more. There is a small serving table.
    • With views along the street towards the sea, this is another spacious and comfortable room with double bed, bedside table and lamp, original fireplace, large pine wardrobe and chairs.
    • A short flight of stairs leads to the family bathroom with bath and overhead shower, wash hand basin, w.c. and heated towel rail.
  • Second Floor
    • The twin room: Watch the waves hitting the sandy beach and stare across Southwold's rooftops from this twin bedded room with Victorian fireplace, bedside tables, chest of drawers, chair and wardrobe.
    • The double bedroom has a lovely antique 4' 2" brass bedstead, chest of drawers and more of those wonderful views of Southwold.
    • Double bedroom 3 Another lovely room with double bed, bedside tables and lamps, wardrobe and Victorian fireplace and large sash window with view of the Southwold beach and sea beyond.
    • The second twin bedded room has two 2ft 6inch beds, bedside table and lamp and cupboard. The window has lovely views over Southwold's rooftops
    • A short flight of stairs leads down to the bathroom with bath and shower attachment, wash hand basin, w.c. and heated towel rail.
  • Outside
    • Outside the french doors of the conservatory is a very private patio garden, where you can dump beach toys and bikes. A great spot for a family barbecue.
    • Parking is in the street. There is limited parking directly outside the house, plus additional parking along the road and on the seafront. There is also a large car park around the corner.
  • Services
    • Bed linen, towels, central heating and lighting are provided
    • In consideration of other visitors please do not smoke in the house
    • A Good Housekeeping deposit of £250 is required with the full or final payment. This deposit is refundable as long as Booking Conditions are met.
