A few minutes up the lane is the Norman village of Kelsale, where one branch of the Alde river begins its visible journey to the sea. Unspoilt, the village of Kelsale still boasts a number of fascinating old houses, including the handsome timber-framed fifteenth century Guildhall. Saxmundham, a mile and a half to the south, has a good selection of high street shops, and the rural East Suffolk line station from where you can reach London in just under 120 minutes. Ideal for exploring Suffolk's heritage coast, The Vineyard is just a short drive from Snape with its International Concert Hall, now home to the Aldeburgh Festival. Southwold, Aldeburgh, the delightful little seaside villages of Dunwich and Walberswick, RSPB Minsmere and Sutton Hoo are all within ten to twenty minutes drive.

Large south facing windows trap the sun. Grassed lawns, fruit trees and areas of paving create wonderful areas for sunbathing, table tennis, al fresco dining or a quiet read. The surrounding fields and numerous public footpaths make this a great location for exploring either on foot or by bike.

The house has two separate sleeping/living areas, connected by a large multi-purpose living room and is ideal for two families sharing or one large family with different needs for different age groups.

The Vineyard has 3 double bedded rooms, 1 twin room and a large bunk room with 2 single beds and a pair of bunk beds.

  • Ground Floor
    • A tiled entrance hall with large coats cupboard leads to the kitchen, downstairs cloakroom and stairs
    • The Kitchen: A large, open plan room of great proportions (12 metres long including the dining and family areas), ideal for party cooking. Well equipped, the large galley kitchen has a 2-oven AGA, separate electric hobs, dishwasher, double sink, washing machine, tumble dryer, microwave, fridge and freezer. Lots of work surfaces and loads of cupboard space make catering for twelve a pleasure.
    • Dining Room: Beyond the kitchen is the dining area with long refectory dining table with seating for 12+, storage cupboards, door to the terrace and views over the enclosed garden.
    • The Family Area: Adjoining the dining area is a spacious seating area with sofas colour television with DVD and upright piano; it makes an ideal space for evening entertainment, or for the children to set up their games. Large picture windows overlook the patio and sloping grass terraces.
    • Beyond the family room is a further hall leading to: A large two-bedded room, with double aspect windows overlooking the garden at the western end of the barn. With two single beds, this bedroom is suitable for children or adults. Bedside tables and lamps, a large chest of drawers and large hanging cupboard provide ample storage.
    • Accessible both from the twin bedded room and the family room on the ground floor and the double and twin bedrooms on the first floor is a bathroom with bath, wash hand basin, w.c. and heated towel rail
    • There is a further shower room beside the bedroom.
    • To the right of the main hall at the eastern end of the barn is a twin bedded room with bedside tables and lamps, wash hand basin and large fitted cupboards with shelving.
    • Beside the downstairs twin bedroom is a bathroom with bath with overhead shower, wash hand basin, and heated towel rail. The separate w c is in an adjacent room.
  • First Floor
    • A wooden staircase takes you to the first floor
    • The Drawing Room: A large and delightful gabled room with large south facing windows overlooking the lovely garden and catching the sunrise and sunset . The stripped pine floors and rugs, sofas, armchairs, occasional tables and lamps make this an ideal room for relaxing and adult conversation during the day or in the evening.
    • Library: A quiet part of the house beyond the drawing room with a large desk and armchair, books and a music system. Ideal for quiet reflection, writing or work.
    • Bedroom 3: The double bedroom to the east of the drawing room has large fitted cupboards, dressing table and chairs. It looks south and east over the garden and countryside beyond, catching the morning sun. This is a large and comfortable room, with an en-suite bathroom and w.c.
    • Reached via the staircase from the western hall of The Vineyard this first floor bedroom has an antique brass double bed, bedside tables and lamps, a hanging cupboard and chest of drawers and southerly views over the main garden.
    • A twin bedded room, chest of drawers and hanging space with views over an orchard and gardens beyond.
  • Outside
    • The long drive leads up to a parking area beyond which is the gate to the main garden and house. A broad patio with table and chairs extends along the full length of the barn, ideal for al fresco dining or simply sitting around with a drink and a book.
    • The sunny garden is very sheltered, trees provide shaded areas on particularly hot days. A sloping lawn leads down from the barn and main patio to a further patio and a small orchard. The garden is surrounded by a brick wall. The whole area is surrounded by undulating farmland.
